Mendon Planning Board Approves 35 Cape Road Permit

Mendon Planning Board clears 35 Cape Road site plan and special permit with new lighting and parking conditions. Acting Chairman Barry Iadarola presided after Vice Chairman Damon Tinio recused himself over a conflict of interest, then returned to vote under what he called the "rule of necessity" because the special permit needed a supermajority. Conditions require exterior lighting details before any building permit issues, 12-foot fixture heights on the building's south side, and a parking review if the site's use shifts from its approved warehouse and contractor-yard categories.
The board's engineer reported "everything seems to be in order" on both the site plan and a separate stormwater management plan, which the board also approved unanimously; the design is meant to correct runoff tied to snow the adjacent soccer field had previously pushed onto the property. The board set its next meetings for September 14 and September 21.
